Shopping center being built in Ridgeland’s Olde Towne

RIDGELAND — A small shopping center is under construction in the Olde Towne District here.

Dirt work is nearing completion and construction on the center located at 212 Hamilton Street should begin soon, said Developer Patrick Rowland, the managing member of the Madison-based Patrick Rowland Builders LLC. 

“It is 9,000 square feet and it won’t be too long until it’s all leased out,” Rowland said. “There’s an Edward Jones, a cosmetology place and a counseling service. It will probably be four in there.”

He expects the center to be open by January.

Rowland said he considered making the center a 17,000 square foot area but decided against it based on parking. The shopping center will have 37 parking spaces, Rowland said. 

“It will be a nice building with 20-foot tall parapets on it,” Rowland said. “There is a bunch of brick and it is all one level. I was still under the parking requirement (at 17,000 square feet) but that was a lot of space. That was one parking space for every 500 square feet. I was worried that I couldn’t rent them all out so I dialed it down.” 

Rowland is working within the Olde Towne guidelines in the construction of the center.

“It’s more historic, and it gives it that old-school look,” he said. “I did the office buildings on Jackson Street across from that.”

Rowland said he is drawn to working in the area and enjoys creating a center that offers benefits to residents and shoppers.

“It’s nice and there is a lot going on in Ridgeland,” Rowland said. “I believe in it, that little section of Ridgeland. The quaintness of that little area – you can drive right up to the back door is the best selling point out of all of it – you can get in and get out. I think that’s the advantage.”

Rowland, who has a business degree from Delta State University, has been in the business since 2004 and started by picking up trash for a construction company. 

“I’ve developed a few neighborhoods in Gluckstadt. I’ve worked between Ridgeland and Gluckstadt,” he said.
