New development will overlook Reservoir

A proposed 123-acre residential development overlooking the Ross Barnett Reservoir near Highway 43 with direct access to The Natchez Trace recently received formal approval and construction is expected to start in early 2020.

The development, Expedition Point, will be a lakeside community located at the intersection of the Natchez Trace Parkway and Highway 43 in Madison County.

The Pearl River Valley Water Supply District recently approved the development.

Expedition Point will be comprised of 180 residential lots with access to Brown's Landing on Highway 43.

Expedition Point Development LLC is run by managing partners Frank Perkins and Mark Frascogna.

The new development will be gated and provide direct access to both the Natchez Trace and Reservoir.

The 180 residential lots will vary in size and house size will range from 2,000 square feet cottages to 5,000 square feet mansion, with minimum home price around $350,000, Perkins said.

"The elevation of the property — up to 60 feet above the waterline — and the community's one full mile of shoreline will afford homeowners unobstructed views of the water," Perkins said. "Seventy-five percent of these homesites will have water views."

Perkins said people who live a quarter-mile away from the Reservoir will still have a water view.

The development has been in the works for over a year now, Perkins said. The PRVWSD solicited bids for the property and Expedition Point was approved back in April. Since then, the parties have been negotiating the lease agreement, which was recently approved.



Perkins said they enlisted the help of nationally-recognized architect and planner Tom Low of Civic By Design to produce the master plan. Local architect Michael Thompson assisted with renderings.

In addition to the lots and access to both the Reservoir and Trace, improvements are expected to be made to the public access boat ramp that could include boat storage and multi-purpose buildings.

Perkins said they haven't ruled out a future restaurant either.

Children's ball fields, a lodge with pool, bike trails and walking paths are also planned.

Phase 1 of the project, which involves putting in the infrastructure, is scheduled for early-2020. Lots are expected to become available by next summer.
